1. The property is not vested in the Buyer.

2. If the Seller has any liens or judgments, they will attach to the property and may affect the ability to transfer title to the Buyer.

3. If the Buyer gets behind on the payments, the Seller could file a detainer action to evict the Buyer and claim they are in default and the Buyer could lose all the "equity" that they thought they had in the property.
