Yes Yes and Yes.
There are risks. However, they can become calculated risks when entering these agreements with the correct information. Some risks that the Seller could encounter are as follows:
(1) The Buyer could decide that they do not want the house anymore.
(2) The Buyer could damage the house during the lease period.
(3) The Buyer could fall into financial distress and not be able to pay the lease payments.
(4) The Buyer could file for bankruptcy and the Landlord/Seller could have trouble being able to legally collect the lease payments.
These are only a few of the potential risks that the Seller could encounter during a Lease/Purchase.
